1. To make all payments rcyttired by that note and this mortgage promptly when due.
`l. To pay all tares, assessments, Dens and encumbrance on that prol?erty promptly when due. If they are
nut promptly paid the Mortgagee may pay them without waiving the option to foreclose, and such payments,

3. To keep all building now or hereafter on that land insured against damage by fire and extended coverage
in an amount sufficient to comply with arty co-insurance clause, by an insuror satisfactory to the Mortgagee,
the insurance policy to be held by and payable to the ~lurtgage:c. If the Mortgagor shall not do so, the Mori-
gagec may do so without waning the option to foreclose, and the cost thereof, with interest themon from the
date of payment at the same rate as specified in that note, shall also be secured by this mortgage. if any swn
