M~AIl~T~NAN(E ~AAID ItEPAaR- Lessees will, at their sole expense, keep and maintain the prardsea and appurctenances in good and sanitary cotditian and repair d~acing the..teacm of this Lease and $ny renewQl thereof. In particular, Lessees shall keep the fixtta~es in the house or on or about the preadses in good order and repair; keep the furnace clean; keep the electric bells in order; keep the walks free from dirt and debris; and shall make all required repairs to the plumbing, image, heating apparatus, and electric and gas fix- t~res w~ damage thereto shall have resulted from Lessees' misuse, waste, ar neglect or that of their employee, family, agent, or visitor. Major main- tenance and repair of the prendses, (inwlving anticipated or actual costs in excess of two hundred and 00/100 DOIdARS ($200.00 ) per incident) not due to lessees' ndsuse, waste, or neglect or that of~their employee, fam~.ly, agent, or visitor, shall be the responsibility of Lessors or their assigns. Lessees agree that no signs shall be placed or painting done on or -about the premdses by Lessees or at their direction without the prior written consent of the Lessors. i BIl~IDIPIG EFFECP - 'The oo~venants and conditions herein contained shall i j apply to and bind the heirs, legal representatives, and assigns of the parties i hereto, and all co~ve~nts are to be oanstnied as conditions of this Lease. Lessors agree that the Mortgage referred t;o herein on the subject premd~ses shall not be prepaid without the express consent of the Lessees and that Lessors will undertake no conduct which has the effect of accelerating or increasing the Lessees' rent as described herein.
