20. Aadpneat oti RerttR AppoWweat of Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to aoakration under paragraph 18 henaof or abutdoa-
ment of the Property. have the right to collect sad retain such rents as teey becoale due sad payable.
Upon acceleration under paragraph 18 hereof or abandonment o[ the Property. Fender shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property -sad to collect the teats of the
Property, including those peat due. All rents collected by the receiver shall be applied Rrst to payment of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's tees, premiums on receiver's
bonds and reasonable attorney's. fees, and then to the sums secured by this Mortgage. 7Le receiver shall be liable to account
only for those rents actually received.
2t. F`atare Attvaaces. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortpge, may make Future Advances to Borrower. Such Future Advances, with iatecest therooa. shall be secured by this
Mortpge when evidenced by promissory notes stating that said notes arc secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortpge, exceed the original amount of the Note plus USS"~"-"~~~~~~~~~~~~~~~
22. Reiea+te. UpQa payment of all sums sxured by this Mortgage, Lender shall release this Mortpge without charge
to Borrower. Borrowu shall pay all costs of recordation. if say.
23. Attortsey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any.
which may be awarded by an appellate count.
