prior to entry of a judgment enforcing this Mortpge if: (a) Borrower pays Lender all sums which would be tbeu due under
this Motipge. the Note and notes securing Futuro Advances. if any. had no aexekratioa occurred; (b) Borrower curs
all bresches of any other oovenanb or agreeenenb of Borrower contained in this Mortgap; (c) Borrower pays all reasonable
expenses incurred by Leader is enforcing the oovenagb and agroemeab of Borrower contained is the Mertpge snd is
enforcing Lender's remedies as provided in paragraph 18 herebt. including, but not limited to. reasonabk attonney's fees; and
(d) Borrower takes such action as lender may reasonably require to assure that the lien of this Mortpg0. lenders interest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall oontintte unimpaired. Upon such
payment and cure: by Borrower, this Mortgage and the obligations secured hereby shall remain in full force sad CQect as if
no aexekration had occurred.

Upon aocderation under paragraph 18 hereof or abandonment of the Property. Leadef shall be entitled to have a
receiver appointed by a ooutt to enter upon, take possession of and manage- the Property sad to collect the nab of the
Property, including those past due. All renb.rnlkcted by the receiver shall be applied first to payment of the cash of
management of the Property and collection of renb, including, but not limited to. receiver's fexs, prrmiurm on receiver's

only for those rents actually received.
21. IFrtnse Advancer. Upon request by Borrower. Lender. at Lender's option within twenty years from the date of this
Mortpge, may make Future Advances to Borrower. Such Future Advances, with interest thereeon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At tee time shall the principal.
