this Mortgage, the Note and antes securing Future Advances, if any. had ao aooekration occurred; (b) Borrower cures
all breaches of any other ooveaanb or agreements of Borrower contained in this Mortgage: (c) Borrower pays all reasonable
expenses incurred by Leader in enforcing the oovenagts and agreements of Borrower ooatained in thk Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hereof. including, but not limited to, rca:ooabk attartey's fees; and
(d) Borrower takes wch action as Lender may reasonably require to assure that the lien of thk Mortgage. Leader's iatecest
in the Property gad Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured hereby shall nmaia in tali foroe and eQect as i[

Lender the rents of the Property, provided that Borrower shall. prior to accekration under paragraph 18 hereof a abandon-
ment of the Property. have the right to eolkct and retain such rents u they become due and payabk.
Upon aocekntion under paagraph 18 hereof or abandonment of the Property, Lender ahap be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property gad to collect the Hats of the
Property. including those past due. All rents collcetod by the receiver shall be applied Qrst to payment of the crib of
management of the Property gad collection of rents, including, but not limited to, reoaver's fees. praniums oa noeiver's
bonds and rcasonabk attorney's fees, and then to the sums secured by this Mortgage. The receiver :hail be~ liabk to aecotlnt
only for those rents actually received.
21. FNrrre Aivatacea. Upon request by Borrower, Lender, at Lender's option within twenty yt:ars from the date of tha
Mortgage, may make Future Advances to Borrower. Such Future Advances, with 'interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not includi~a sums advanced in aooordaooe herewith to protect the
security of this Mortgage, exooed the original amount of the Note plus USS..----------------'_'-.
22. Release. Upoin payment of all sums secured by this Mortgage. Leader~shall reksse this~Mottgage without charge
io Borrower. Borrower shall pay all costs of rooordation. if any.
Z3. Attorsjey's Fees. As used in thu Mortgsge and in the Note. "attorney's fees" shall include attorney's fees, if gay,
which may be awarded by an appellate court.
