prior to entry of a judgment enforcing the Mortpp if: (a) Borrower pays Lender all sums which would be then due under
this Mortpge, the Note and note securing Futuro Advanoa, if any, had oo aoakration otxurred; lb) Borrower cures
all breaches of any tnba covenant: or agreements of Borrower contained in this Mott=ae; (c) Borrower pays all reasonable
expenses incurred by Fender in enforcing the oovenagt: and agreements of Borrower contained in fhb Mortpp and is
enforcing Lender's ternedies a provided in paragraph 18 hereof. including, but not limited to, reasonable attomey9 fees; and
(d) Borrower takes such action as Fender may reawnably require to assure that the lien of this Mortpp, Larder's inteoat
in the Property and Horrower"t obliption to pay the sums secured by the Mortpp :bap continue unimpaired. Upon such
payment and cure by Borrower, this Mottpge and the obliptions secured hereby :ball remain in fup forte and eQect as if
no aocekratan had occurred.
M Aarriprrreat a[ ReMq AMoiataseM of Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the trots of the Property. provided that Borrower shall, prig to accekntion under parsgraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as they beooare due and payable.
Upon acoeieration under paragraph 18 hereof or abandonment of the Property, Fender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the Hats of the
Property, including those past due. Ali rafts oollocted by the receiver shall .be applied first to payment of the coats of
management of the Property and collection of Hats. including, but not limited to, receiver's fees. premiums on receive f's
bonds and reasonable attorneys fees, and then to the sums secured by this Mortgage. 1be t+eceiver shall be liable to account
only for thane rents actually received.
21. Frtese Advances. Upon request by Borrower. Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thermn, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortpge. not including sums advanced in aeoor+danoe herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USSR-. .
Yt Release. Upon payment of all sums secured by this Mortgage, Lender•shall release tbis~Mortgap without charge
to Borrower. Borrower :ball pay all coats of recordation. if any.
23. Attoraelr'a Fes. As used in this Mortgage and in the Note. "attorney's foes" shall include attorney's fees, if any,
which may be awarded by an appellate court.
