27. ACCELERATItXV: REMEDIES. Upon Borrower's breach of say aovenaat or atreement of Borrower in this Instrument, includin=, but not
limited to the covenants to pay when due any sums secured by this Inurumeat, Leader at Lender's option may declare all of the wms secured by
this Instrument to be immediately due and payabk without further demand and may foreclose this Instrument by judicial procadin8 and may
invoke say other remedies permitted by appliabk law or provided herein. Leader shall be eatitkd to collect all oosu sad expenses incurred in
