"landlord", and WALGREEN CO., an Illinois corporatlon, hereinafter called "Tenant", `

1. Landlord hereby leases to Tenant, and Tenant hereby rents from Landlord,

2011, subject to prior termination as herelnafter provided, the premises located In
the Clty of Port St. Lucie, State of Florida,

THE TEKMS, COVENANTS AND CONDITIONS OF SAID LETTING ARE AS FOLLOWS:
RENT
2. Tenant shall pay as rent for the leased premises, as follows:
(a) (1) A fixed rent of $4,250.00 per month, commencing either un th e
date Tenant opens its store for business in the leased prem[ses, or as provided in
Article 6, whichever Ls the earlier, and continuing to and lncluding the thirty-stxth
full calendar month of the term;
(2) A fixed rent of $4,750.00 per month, thereafter for tTie
