My said Attorney is hereby authorized and empowered, for me, on my behalf and in my name, and as my act and deed, to execute, sign, seal, deliver and acknowledge all con- tracts, agreements, assignments, deeds, Leases, covenants, indentures, mortgages. bills of lading, bills, bonds, notes, receipts, vouchers, evidences of debt, releases and satisfactions of mortgages, judgments and other debts, and all other instruments of whatsoever kind or na- ture; and to do all acts and things as fully and effectually in all respects as I myself could do if personally present; and to make and execute all instruments and do and perform all acts desirable, necessary or incident to the performance of the powers hereinafter .expressly granted, which are included herein without in any way Limiting the generality of the foregoing: (A). In respect of any and all real property, including Iand and buildings and improvements thereon, which I may own or in which I may have any interest of any kind, including, but not limited to, vested or contingent interests, to manage and cultivate such real property, or any part thereof, for such period, and to enter into leases or other agreements affecting the same, or any part thereof, for such period and upon such terms, as my said Attorney shall think fit; to receive the rents _ and profits of such real property or any part thereof; to erect, tear down, alter or repair buildings on any part of such real property and to make contracts and ex- pend money for the proper maintenance thereof; to insure such buildings and any personal property located therein or used in connection therewith against loss or damage by fire or otherwise; to bargain, sell, release, convey, or mortgage such real property or any part thereof upon such terms and conditions and under such covenants as my said Attorney shall think advisable or expedient; and generally to act and deal with respect to such real property as fully and effectually as I myself ' could do; (B). To institute, commence and carry on or prosecute, or to appear in and defend at law or in equity, ali actions, suits, or other legal, equitable or administra- tive proceedings affecting me or my interest in any real or personal property, in- cluding but not limited to the commencement of all lawful actions or proceedings for recovery of rent in arrears, or for the eviction or dispossession of tenants or other persons occupying or claiming to occupy any of my said. real property; anti tc~ compromise, refer to arbitration, discontinue, adjust, or otliercvise terminate any such actions, suits, or other proceedings; ~ ' (C).
