Upon any default hereunder all of the Mortgagor's right,
' - title and interest in and to all such policies are hereby
assigned to the Mortgagee, including unearned premiums on
such policies..
3. The Mortgagor will not cause or permit arm
building or improvement upon the mortgaged premises to

c be removed, demolished or structurally altered, in whole
or in part, or any fixture, or article of personal property
. covered by this mortgage to be removed or destroyed, with
out the prior written consent of the Mortgagee. The - ~ _
' I?iortgagor will not abandon said premises or cause or
permit any waste to the buildings, improvements, fixtures -
or articles of personal property covered by this mortgage
and tai11 at all times maintain them in a reasonably good '
condition, and will comply, and cause all occupants of -
said premises to comply,~with all laws and ordinances re-
lating to the maintenance or use of said premises and -
i with all requirements, orders and notices of violation _

thereof issued by any governmental department. The Mortgagor
will pay all license fees and similar municipal charges for
the use of vaults or other areas nott or hereafter used in
connection with said premises and will not, unless so
required ~y any governmental agency having 3urisdiction,
discontinue such use without the prior written consent of
the Mortgagee. The Mortgagee may, at any time, cause a
survey to be made of said premises by an appraiser who is
a member of the American Institute of Appraisers, not _
- employed by the Mortgagee, to determine the nature and
estimated cost of the maintenance required hereunder and
not performed, and a vrritten report thereof shall be
furnished to the ~lortgagor. The Mortgagor hereby admits
that the security of this mortgage is impaired if such
