estimated cost shall exceed 10 ~ of the original princi-
' pal indebtedness secured hereby as hereinabove set forth
and in such event (i) an amount of the debt secured hereby
equal to the amount of such estimated cost shall~at the
~ option of the Mortgagee become due and payable upon 30
' ~ days' written notice to the Mortgagor, and (ii) the cost
of the aforementioned survey shall be paid by -the Mortgagor

to the Mortgagee on demand and be secured hereby. If the
estimated cost of main~Cenance shall not exceed 10 9G of said
indebtedness, the Mortgagee shall pay the cost of the said _
survey. Within 60 days after notice and demand by the
Mortgagee the Mortgagor will restore or repair said build-. :
ings, improvements, fixtures and articles of~personal
. property as specified in such notice and demand. The
Mortgagor will permit the Mortgagee and its represents-
tives to enter said premises at reasonable times to inspect
r the same, and in case of any default- under this paragraph,
~ to enter said premises to protect, restore~or repair any
part thereof . _
E ~L. The Mortgagee, in any action to foreclose

t this mortgage, shall be entitled (without notice, without
a
regard to the adequacy of any security for the debt and
without regard to the solvency of at~y person, firm or
{ _ corporation liable for the payment thereof) to the appoint-
ment of a receiver of the rents and profits of said premises.

5". The Mortgagor will pay all taxes, assessments ~

and water and sewer rents upon the mortgaged premises and _
articles of personal property covered by this mortgage,
within 30 days from the date the same become due and payable.
The Mortgagor mill pay any installments of any assessments
made against said premises for local improvements within 60
~ days after notitce and demand by the Mortgagee not~?iithstanding
