12. If any action or proceeding be commenced '
by or against the Mortgagee, including an action to forc-
close said mortgage, affecting said premises or the lien
of said mortgage, the Mortgagee may appear, defend, prose- 4
cute, retain counsel, and take such action as the Mortgagee -
- ~ - shall deem advisable, and the costs thereof (inc~.uding

- reasonable counsel fees of at least ten per centucn of the
principal sum hereof, and all applicable statutory eosts,•
allowances and. disbursements) together with interest thereon
at the rate of 8 1/2~ per centum per annum, shall• be paid
by the Mortgagor to the Mortgagee on demand and shall be
• secured by said mortgage.
. 13. After any default hereunder, the Mortgagor
shall, on demand, surrender possession of said. premises to
the Mortgagee and Hereby consents that°, at any time after
such demand, the Mortgagee may enter upon said premises,
let~the same, collect all rents therefrom and apply the

count of the debt secured hereby, whether then matured or

~ not; and said rents and all leases existing at the time of ~
N such default are, in the event of such default, hereby
assigned as further security for the payment of said debt .
