If any action or proceeding be commenced ' by or against the Mortgagee, including an action to forc- close said mortgage, affecting said premises or the lien of said mortgage, the Mortgagee may appear, defend, prose- 4 cute, retain counsel, and take such action as the Mortgagee - - ~ - shall deem advisable, and the costs thereof (inc~.uding f - reasonable counsel fees of at least ten per centucn of the principal sum hereof, and all applicable statutory eosts,• allowances and. disbursements) together with interest thereon at the rate of 8 1/2~ per centum per annum, shall• be paid by the Mortgagor to the Mortgagee on demand and shall be • secured by said mortgage. . 13.
