The Mortgagor will not, without the prior xritten consent of the Mortgagee, assign the rents or at~q : - part thereof, from said premises. The Mortgagor will not consent to the cancellation or surrender of, or accept prepayment of rents under, any lease now or hereafter - covering said premises or any part thereof having an un- expired term of more than one year; nor modify any such _ lease so as to shorten the term, decrease the rent, ac- - celeste the payment of rent or change the terms of any renewal option; and arty such purported assignment, cancel- ' g lation, surrender, prepayment or modification made i3ithout ~ the V~ritten consent of the Mortgagee shall be void as against the biortga.gee. 15. If it shall be determined by the govern- mental authority having jurisdiction that stamp taxes are . due on the amount of the note or obligation secured hereby, the Mortgagor will pay the same. " l6.
