possession shall be as tenant of the Mortgagee, and the
' Mortgagor agrees to pay monthly in advance to the Mortgagee 1
- such rent for the premises so occupied as .the Mortgagee may. ~

demand, and in default of so doing, the 2ortgagor may also
-be dispossessed by summary proceedings or otherwise. In
case of the appointment of a receiver of rents and profits

~ of said• premises, .the covenants of this paragraph may be

- enforced by such receiver. .

- l~. The Mortgagor will not, without the prior
xritten consent of the Mortgagee, assign the rents or at~q : -
part thereof, from said premises. The Mortgagor will not
consent to the cancellation or surrender of, or accept
prepayment of rents under, any lease now or hereafter
- covering said premises or any part thereof having an un-
expired term of more than one year; nor modify any such
_ lease so as to shorten the term, decrease the rent, ac-
- celeste the payment of rent or change the terms of any
renewal option; and arty such purported assignment, cancel-

g lation, surrender, prepayment or modification made i3ithout
~ the V~ritten consent of the Mortgagee shall be void as
against the biortga.gee.
15. If it shall be determined by the govern-
mental authority having jurisdiction that stamp taxes are
. due on the amount of the note or obligation secured hereby,
the Mortgagor will pay the same. "
l6. The rights of the Mortgagee herein specified
~ shall be in addition to its statutory rights.
17. The Mortgagor will maintain full and correct
books and records showing in detail the earnings and ex-
penses of the mortgaged premises; will permit the Mortgagee
and its representatives to examine said books and records
- and all supporting vouchers and data at any time and from
