time to time upon request by. the Mortgagee at the

mortgaged premises or at such other place in the city .

~ and county in which the mortgaged premises are located -

j as such books and records are customarily kept; and at
any time and from time to time will furnish to the Mort-
: gagee at its request a statement showing in-detail all
such earnings and expenses since the last such statement, '
verified by the affidavit .of~the Mortgagor or then owner,
or if the same be a corporation by an affidavit of its
principal executive officer. -

~ 18. Upon at~y default of the 2ortgagor in com-
~ plying with or performing any warranty or covenant herein,
i - ~ -
the Mortgagee may, at the Mortgagee's option, comply with

~ or perform the same, and the cost thereof, together with
~ interest thereon at the rate of 8.:1~/?~ per centum per
annum shall be paid by the Mortgagor to the Mortgagee on

-demand and shall be secured by this mortgage. Ngtwith-
standing that the debt secured hereby shall not have been
~ declared due and payable upon any such default, said debt
~ -
shall bear interest at the rate of a 1/2$ per centum
per annum from the date of notice and demand therefor by -

the Mortgagee until said default shall have been canpletely -
ry ~ -
j`~ cured and removed to the satisfaction of the Mortgagee.

~I ~ 19. The Mortgagee may, at the Mortgagee's option,

foreclose this mortgage for any portion of the debt or at~y

~1 other sums secured hereby which are then due and payable,

subject to the continuing lien of this mortgage for the
balance of the mortgage debt not then due.
20. In the event that any payment herein
~Yr provided for shall become overdue for a period in excess

of l5 days, a "late charge" of four cents (4~) for each

dollar ($1.) so overdue shall become immediately due to ;
