prior to entry of a judgment enforcing this Mortgage it: (a) Borrower pays Lender all wms which would be then due under
this Mortgage, the Note and notes securing Futuro Advances. if any, had no aoalention occurred; f b) Botrower cures
all breaches of any other covenants or agreemenb of Borrower rnntained in this Mortgage; (c) Borrower pays all reasonable ~
expenses incurred by Leader in enforcing the uovenat)b and agramenb of Borrower contained in the Mortgage and is
enforcing Lender's remedies as provided in paragraph 18 hereof, including, but not limited to, ressonabk attorney's tees; and
(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortgage. Leader's interest
in the Property and Bort+ower's obligation to pay the sums secured by this Mortgage shall continua unimpaired. Upon such
payment and cure by Borrower, this Mortgage and thr obligations secured hereby shall remain in full force and eRert u if ,
no acceleration had occurred.
?A. Assignttteat of Rents; Appoiattaeat of Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Properly, provided that Borrower shall, prior to acceleration under paragraph 18 heroof a abartdoa-
ment of the Property, have the right to collect and retain such rents as tLey b«.~otrte due and payable. E
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a j

management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receivers ~ t

21. Fotnre Ad~aaces. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this

Mortgage when evidenced by promissory notes stating that said notes are secured hereby. A.t no time shall the principal s
amount of the indebtedness secured by this Mortgage, not including sums advanced in aocordanoe herewith to protect the {

22. Release. Upon payment of al! sums secured by This Mortgage, Lender shall ukase this~Mottgage without charge
to Borrower. Borrower shall pay all costs of rernrdation, if nay.
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees. if any.
which may be awarded by an appellate court.
