21. Asdpoes>t d Rertbl Appoietraent of Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, Prior to scoeleration under paraatraph 18 hereof or abandon-
ment of the Property. have the right to collect and retsin such rent: as they beoorne due and payable. -
Upon acceleration under paragraph 18 heroof or abandonment of the Property. Leader shag be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property. including those past due. All rents rnlkcted by the receiver shall be applied brat to payment of the costs of
management of the Property and collection of renu. including. but rat limited to. receiver's fees. premiums on receiva's
bonds and reasonable attorney's fees, and then to the sums secured by this Mortpge. The receiver shall be Gable to account
only for those rents aduaQy received. - -
21. Fs>tei+e Ad~a~ces. Upon request by Borrower, Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes sating that said notes are secured hereby. At no time steal! the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aooordanoe herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. • • . • - • --~-~~z~-
22. Rdeaae. Upgn payment of all sums secured by the Mortgage. Lender shall release this Mortpge without charge
to Borrower. Borrower shall pay all costs of recordation. if any. -
23. Attoney's Fes. As used in this Mortgage and in the Note. "attorney's foes" :hall include attorney's fees, if soy.
which may be awarded by an appellate court.
