more or less to the Easterly right of Way of Florida East Coast Railway, then
Northerly along said right of Way to a point 225 feet (more or less) North of
said South line; then East parallel to South line of Lot 1, to a point 400 feet
Nest (more or Less) of the West shore of Indian River; thence southerly
paralleling Indian River Drive 200 feet (more or less), then East parallel to
South line of Government Lot 1, 400 feet (more or less) to the West shore of
Indian River, then sourtherly With river to point of beginning. EXCEPTING
THEREFROM, all easements for public rights of Way and utilities of public
record. The grantor retains anon-exclusive easement along the South line of
aforedescribed property to provide access to adjacent lands West of the Florida
East Coast Railroad right of Way Wherein said lands are retained by the grantor

River, thence West along North line of said Lot 2, to a point of beginning.
