WARRANTY DEED
THIS WARRANTY DEED; executed this 4th day of October,
,1 J 1980 by G. KRISHNA KUMAR (the "Grantor`~to PIONEER INVESTMENT
PROPERTIES, INC., a Florida corporation whose address is
3224 South U.S. Highway ~l, Fort Pierce, Florida 33450 (the
"Grantee").
W I T N E S S E T H:
That the Grantor, for and in consideration of the
payment of Ten (10.00) Dollars and other good and valuable
consideration, the receipt and sufficiency of which is
hereby acknowledged, does hereby grant, bargain, sell,
alien, remise, release and convey unto the Grantee all of
the Grantor's right, title and interest in and to that
certain land situate, lying and being in the County of St.
Lucie, State of Florida, described on Exhibit "A" attached
hereto and made a part hereof.
SUBJECT T0:
1. Easements, encumbrances, restrictions, reservations, -
rights-of-way and limitations of record;
2. Applicable zoning restrictions and other governmental
regulations; '
3. Taxes for 1980 and subsequent years.
4. `hat certain Purchase Money Mortgage and Security
Agreement between Grantee and Grantor, given in connection
with this transaction.
5. The following mortgages which Grantee assumes. and
agrees to pay: (References to Public Records of St. Lucie County, F1.)
A. mortgage to Sun Bank of Fort Pierce
recorded 11/21/73 in O.R. 221, P. 447,
modified 2/26/79, recorded in O.R. 303
at p. 2935. .
B. Mortgage to Investors Realty Trust
dated 4/13/78 and recorded 7/14/78 in
O.R. Book _290, p. 1180.
C. Mortgage to International I?fotel
Brokers, Inc. dated 4/13/78 recorded
7/14/78- in O.R. Book 290, p. 1184.
TOGETHER with all of the tenements, hereditaments and
appurtenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
AND, Grantor hereby covenants with Grantee that Grantor
will warrant and defend the same against the la?.•ful claims
of all persons whomsoever.
IN WITNESS WHEREOF, the Grantor has executed this
instrument the day and year first above written.
