Purohaser, by aooeptance and execution of this Receipt, aoknowledgea that this
purohaae of a condominium unit at OCEAN VILLIlOE OF HUTCHIN30N ISLAND is aub~ect
in every respect to the Declaration of Condominium as to the oondominium in
which his unit is located and Bxhibita attached thereto, inoluding but not lim-
ited to (Whether the same are attached to the Deolaration of Condominium or re- ,t
ferred to therein)", the By-Laws of the Aaaooiation, Articles of Incorporation,
the Rules and Regulations, Dopy of projected operating budget, Dopy of sales
brochure and floor plan of apartment purehaaed by purehaaer,•and all Amendments
to the a_foreesid Deolaration and Bxhibita and the Articles of Inoorporation,
By-Laws and Declaration of Covenants and Restrictions of the Property Owners
Association; and Purchaser further aoknowledges receipt of and reading and ~
examination of said Declaration, its Exhibits, budget, Bales broohure and floor
plan, and acknowledges that each and every provision of the foregoing is essen-
tial, to the successful operation and management of the Condominium property
and~is in the best interests and for the benefit of all the owners therein.
Purchaser and all owners of parcels in the aforedescribed Condominium coven-
ant and agree to abide by each and every provision of said Declaration and
Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Declaration oP Condominiue and Exhibits

attached thereto, and agrees that the assessment under the Property Owner's
. Association documents referred to above and the provisions thereof are reason-
able, fair and equitable, and said Purchaser acknowledges and confirms that the '
Deolaration of Covenants and Restrictions of the Property Owner's Association
has encumbered and impressed a lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under said Declaration of Coven- ti
ants and Restrictions, and said Purchaser assumes the obligations as to the
Property Owner's Association as to his condominium parcel. Purchaser confirms ;
that all warranties, representations, and inducements, if any, are as contained
in the aforesaid Declaration of Condominium and Exhibits attached thereto, and ~
the common expenses and the sums due under the Property Owner's Association and
other charges are estimated only. No warranty or guaranty is made or intended ~
nor may one be relied upon except where the same is specifically warranted. or
guaranteed in said Declaration of Condominium and Exhibits attached thereto.
