A G R E E M E N T
- THIS AGREEMENT, entered into by and between GERALD S. JAMES,
First Party, hereafter called JAN'.ES, and WOODROW S. SAFRIT, Second
Party, hereafter called SAFRIT,
FOR AND IN CONSIDERATION OF THE SUM OF ONE DOLLAR ($1.00) I

AND OTHER VALUABLE CONSTDERATTONS, the parties agree as follows:
WITNESSETH: -
WHEREAS, JAMES and SAFRIT are purchasing approximately 9.41
acres legally described in Exhibits "A" and "B" hereunder. SAFRIT -
is buying Exhibit-"A"; and JAMES is buying Exhibit "B" lands; and
WHEREAS, the parties do mutually desire to develop the res-
pective-parcels and desire that access, drainage and other interests
in common to the overall development be coordinated and agreed upon ~
by this Agreement, -
NOW, THERE~'OR,E, the parties agree as follows:
1. JAMES and SAFRIT agree that the East 20 feet of the JAMES
parcel and the West 20 feet of the SAFRTT parcel shall be perpetually
dedicated fox access in, to, over and across the respective lands owned ~
by JAMES and SAFRIT totaling a 40~foot access as described in Exhibit
"1" attached hereto. The centerline of said access shall•be the half-

i way point between the total Okeechobee Road frontage as purchased by
JAMES and SAFRIT from Philip Hoeffner and wife. The access easement ~
herein conveyed shall be perpetual and run with the land fro the ex-
~ clusive benefit of JAMES and SAFRIT, their heirs, successors, nominees
or .assigns. - - -
2. IT IS FURTHER AGREED between the parties hereto that the
lands purchased by the respective parties shall be surveyed, intending
that equal road frontage and equal acreage shall be purchased by ~7AMES ~
~ and SAFRIT.from Philip Hoeffner and wife, as Sellers. •
3. _IT IS FURTHER AGREED AND UNDERSTOOD that their exists a

14~-foot strip of land within the SAFRIT parcel lying East of and ad-
jacent to the 1.08 acres previously purchased by David Walker, which
Walke~c conveyanoe-is recorded in O.R. Book 267, page 36, St. Lucie
