successors, legal representatives and assigns, either voluntary by act of the parties, or invohmtary by opera-
tion of Iaw and shall denote the singular and/or plural, and the mascuine and/or feminine and natural
and/or artificial persons, whenever and wherever the context so requires os admits.

the aggregate sum named in the promissory note of even date herewith, hereinafter described, the said
Mortgagor does grant, bargain, sell, alien, remise, release, convey and confirm unto the said Mortgagee,
in fee simple, all the certain tract of land, of which the said Mortgagor is now seized and Possessed,

State of Florida, desczibed as follows:

Together with all funaiture, furnishings and fixtures and any replacements thereof which are now or may
hereafter be located and situate on the above property, as well as all rents and profits accruing or to
aaxue from said premises, and also all gas, electric water and other heating, cooking, refrigerating, light-
ing. Plumbing, ventilating, irrigating and power systems, machines, appliances and fixtures, which now
are or as may hereafter be used with, in or on said premises, even though detached or detachable.

appurtenances, unto the said Mortgagce in fee simple.
AIId the said Mortgagor does hereby covenant with said Mortgagee that said .Mortgagor ;s now
indefeasibly seized of said land in fee simple; that the said Mortgagor has full power and lawful right
5 to convey said Iand in fee simple as aforesaid; that it shall be lawful for said Mortgagee at all times

encumbrances; that said Mortgagor will make such further assurances to perfect the fee simple title
to said land in said Mortgagee as may reasonably be required; and that -said Mortgagor does hereby
fully warrant the title to said land and will defend the same against the lawful claims of all persons
whomsawer.
