WARRANTY DEED •
THIS NIARRAN'i'Y DEED, made and executed the 14th ~y of October , 1980
by OCEAN HARBOUR OF NORTH BEACH DEVSYAPl~NT CORPORATION, a Florida corporation, herein-
after called Grantor to: HAROLD T. 1CRAMER

hereinafter called Grantee. Va
WITNESSETH:
That the Grantor, for and in consideration of the sum of Ten Dollars (510.00) and -
other good and valuable considerations to it fn hand paid by the Grantee, the receipt
of which is hereby acknowledged, has granted, bargained, and sold to the Grantee and the n
Grantee's heirs and assigns forever, the following described real property, situate, Ij''~

A Condominium parcel designated as Unit No. 412 of OCEAN HARBOUR CONDOMINIUM
B, according to the Declaration thereof, recorded September 11, 1980, in Official
Record Book 338, page 1287, and Amendment thereto, recorded September 16, 1980, in
in Official Record Hook 338, page 2306, all in St. Lucie County, Florida, public
records.
TOGETHER WITH all fixtures and appliances located therein, and }
TOGETHER t?1ITH all of its appurtenances according to said Declaration of Condominium,
including but not limited to an undivided 1/39 share in the coon elements thereof
and together with all the tenements, hereditaments and appurtenances thereto belong- _
ing or in anywise appertaining. -
This conveyance is made subject to the following:
1. Real estate taxes for the year 1980 and subsequent years, and applicable
zoning regulations and ordinancess
2. All of the terms, provisions, conditions, rights, privileges, obligations,
easements and liens set forth and contained in the Declaration of Condominium
and 'all instruments therein referred ta;
3. All of the covenants; conditions, restrictions and easements of record, if -
any, which may now affect the aforedescribed property;
4. Perpetual easement for encroachments now existing or hereafter existing
caused by the settlement of improvements or caused by minor inaccuracies. -
in building or rebuilding. -
AND the Grantor hereby covenants with said Grantee that it is lawfully seized of ,
said land in fee simple; that it has right and lawful authority to sell and convey said `
land= that it hereby fully warrants the title to said land and will defend the same against
the lawful claims of all persons whaasoever; and that said land is free of all encumbrances. -
