Tt1IS WARRANTY DEED, trade and executed the 30th day of September , 1980
by OCEAN HARBOUR OF NORTH BEACH DE1/ELOPMENT CORPORATION, a Florida corporation, herein-
after called Grantor to: DONALD J. SANDMAN and LILLIAN 8. SANDMAN, his wife
whose post office address is: 6247 Robison Road, Cincinnati, Ohio 45213

hereinafter called Grantee.
' y~TITNESSETH:
That the Grantor, for and in consideration of the sum of Ten Dollars ($10.00) and
other good aid valuable considerations to it in hand paid by the Grantee, the receipt
of which is hereby acknowledged, has granted, bargained, and sold to the G~ntea and the
Grantee's heirs and assigns forever, the following described real property, situate,
lying and being described in St. Lucie County, Florida, to-wits
A Condominium parcel designated as Unit No. 314 of OCEAN HARBOUR CONDOMINIUM
B, according to the Declaration thereof, recorded September 11, 1980, in Official
Record Book 338, page 1287, and Amendment thereto, recorded September 16, 1980, in
in Official Record Book 338, page 2306, all in St. Lucie County, Florida, public
records.
TOGETHER WITH all fixtures and appliances located therein, and -
TOGETHER WITH all of its appurtenances according to said geclaration of Condominium,
including but not limited to an undivided 1/39 share in the cotttson elements thereof
and together with all the tenements, hereditaments and appurtenances thereto belong-
ing or in anywise appertaining.
This conveyance is made subject to the following:
1. Real estate taxes for the year 1980 and subsequent-years, and applicable
zoning regulations and ordinances;
2. All of the terms, provisions, conditions, rights, privileges, obligations,
easements and liens set forth and contained in the Declaration of Condominium
and .all instruments, therein referred to;
3. All of the covenants, conditions, restrictions. and easements of record, if
any, which may now affect the aforedescribed property;
4. Perpetual easement for encroachments-riow existing or -hereafter existing
caused by the settlement of improvements or caused by minor inaccuracies
in building or rebuilding.
i AND the Grantor hereby covenants with said Grantee that it is lawfully seized of
said land .in fee simple; that it has right. and lawful authority to sell and convey said
r land; that it hereby fully warrants the title to said land and-will defend the same against
the lawful claims of all pexsons whomsoever; and that said land is free of all encumbrances.
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed in its name
