mortgaged is included in any drainage or other improvement dis-
trict formed or authorized subsequent to the date hereof, or in -
the event said property, or-any part thereof, is in a drainage.or
other improvement district as of the date hereof, and subsequent
to the date hereof the bonded indebtedness of such district is in- -
creased or this district is authorized to make additional assess-
ments for improvements in excess of 158 of the assessment in force
and effect as of the date hereof, then in any of such events the
Mortgagee may, at its option, declare the entire indebtedness hereby
secured due and payable upon six months' notice. If such option
is exercised and notice given, then upon the expiration of such
six months' notice, the entire indebtedness hereby secured shall
be due and payzb~e and nonpayment thereof shall constitute a de-
fault under this Mortgage, and the same maybe collected for fore-
closure or in any other manner-provided by law. However, if the
Mortgagor pays the said additional assessment in cash within said
six months' period, then the right of the Mortgagee to accelerate
the debt secured hereby, for said specific nonpayment, shall ter-
minate as to such default, without in any manner affecting the-
rights of the Mortgagee under any other existing or subsequent
default under this Mortgage or the note secured hereby.
4. To keep the Mortgaged Premises other than land continuously
insured against loss by fire and such other hazards as may from time
to time be requested by Mortgagee in companies and in amounts in each
company as may be approved by and be acceptable to Mortgagee; all
- insurance policies shall contain the usual standard mortgagee clause
making the loss payable, without contribution, to Mortgagee as its
interest may appear, and shall be delivered promptly to and held by
Mortgagee. Not less than ten days in advance of the expiration of-
each policy, to deliver to Mortgagee a renewal_ thereof, together
with receipt for the premium of such renewal. The proceeds of any -
such insurance-or any part thereof may be applied by Mortgagee at
its option, either to the-indebtedness hereby secured or to the
restoration or repair of the property damaged. -
5. That Mortgagor (i) will not remove or demolish nor alter
~ the design or structural character of any building now or hereafter
~ erected upon the premises unless Mortgagee shall first consent
j thereto in writing; (ii) will maintain the premises in good con-
dition and repair; (iii) will comply with all laws, ordinances,
regulations, covenants and restrictions affecting the premises,
' and will not suffer or permit any violation thereof; will furnish -
such information respecting use and operation of the premises as
Mortgagee may from time to time demand.
-6. That Mortgagor (i) will not commit cr suffer waste of
the premises or impairment in any manner of the agricultural value
of the land and. without limiting the generality of the foregoing,
will cultivate, irrigate, fertilize, spray; prune, replant orchards
and citrus groves, keep the non-timber land free from foul and
noxious weeds, brush and other undesirable growths, provide for
stock selection, crop rotation, drainage, prevention of erosion
and pasture maintenance in accordance with good husbandry and the
new approved methods of agricultural development; will not cut or
remove or suffer cutting or removing any trees or timber on the -
premises (except for domestic purposes) or remove turpentine or -
permit any cupping for turpentine without Mortgagee's written con-
sent; (ii) will operate the timber lands on the premises in accord-
ance with sound practices of production, care, and harvesting;
(iii) will take those accepted forest sanitation and control mea=
sures which are reasonably necessary to protect said timber lands
from disease and insect infectation; (iv) will take all measures
which are reasonably necessary to protect said timber lands from
loss by fire, which measures shall be at least equal to fire con- -
