prior to entry of a judgment enforcing this Mortgages if: _(a) Borrower pays Lender all sums which would be then due under
this Mortgage, the Notes_ and notes sesctiring Future Advances, if any. had no scaleration occurtesd; (b) Borrower cura
all breaches of any other covenants or•agreements of Borrower contained in this Mortgage; (c) Borrower pays atl reasonable
expenses incurred by Lender in enforcing the covenants and agresements of Borrower containesd in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hereb[, including, but not limited to. reasonable attorney's fees: and
(d) Borrower takex such action as lender may reasonably roquire to assure that the lien of this Mortgage, I..e:nder'a interest
in the Property sad Borrower's obligation to pay the sums sexurod by this Mortgage shall continue unimpaired. Upon such
payment and coca by Borrower, this Mortgage and the obligations secured hereby shall remain in full fora and eQeN as i[
no accekation had occurred.
20. Aadpl~eat e?t ReM:x Apptsttweclt of Receiver. As additional sescurity hereunder. Borrower hereby assigns to
Lender the cents of the Property, provided that Borrower shall, prior to acceleration under puagraph 18 hereof or abandon-
ment of the Property. have the right to rnlket and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender shag bt: entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collescted by the receiver shall be applied first to payment of the costs of
management of the Property and collection of•rents. including, but not limited to, recxiver's fees. premiums on receiver's
bonds and reasonable attorney's teas. and then to the sums secured by this Mortgage. 'Ilse receiver shall be liable to aceount
only for those rents actually resceived.
21. 1Pntere Aa~aneea. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage. may makes Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when ewidenad by promissory notes stating that said netts are secured hereby. At no time shall the principal
amount of the indebtedness sexur~ed by this Mortgage, not including sums advanced in accordance herewith to protext the:
security of this Mortgage, exceed the original amount of the Note: plus USf.". .
22. Re~eaae. Upon payment of all sum; secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay aU costs of recordation. if any.
23. Attorney's Few. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any.
which may be awarded by an appellate court.
