~ 1. To make all payments required by the described Note secured by this Mortgage, when due. '
~ 2. To ktep all buildings now or hernfter on the described real estate insured against damage by Ere and lightning in the sum secured by this
_ Mortgage. If the mortgagors shall not do so, the Mortgagee may do so without waiving the option to foreclose, and the cost thereof shall also
be secured by this Mortgage. If any sum becomes payable under such policy, the 111ottgaget may apply it to the indebtedness secured by this
Mortgage, or may permit the 11lortgagors to use it for other purposes, without impairing the lien o the Mortgage.
3. To pay all expenses reasonably incurred by the Mortgagee because of the 1ltottgagors to ccmply with the agreement in the described Note by
this Dtorrgage, or this Mortgage, including reasomble attorneys' fees.
i. If any payment provided for in the described Note secured by this Mortgage is not paid within thirty (301 days after such payment becomes
due, or if any agreement in this Mortgage is brnched, the unpaid principal balance plus accrued interest of all indebtedness soured by this
Mortgage shall becomeimmediacely due at the option of the Mortgagee and the Mortgagee may foreclose this Mortgage in the manner provided

S. The rents and proFits of the described real estate arc also hereby mortgaged, and if proceedings to foreclose this Aiortgage shalt be instituted,
the court having jurisdiction thereof should appoint a receiver of the mortgaged property, and apply those tents and piofits to the indebtedness

G. Mortgagors shall pay all axes and assessments which may accrue on said land. In default thereof, Mortgagee may pay same and all sums so
