prior to entry of a judsment enforcing this Mortgags if: (a) Borrower pays Lender all sums which would be then due under
this Mortpge, the Note and notes securing Future Advances, if any, had no acceleration occurred: (b) Borrower cures
all breaches of say other covenants or agreements of Borrower contained in this Mottpge; (c) Borrower pays all reasonable
expeaus iacurrod by I.ea~r is enforcing the covenant: and agretmenq of Borrower contained in this Mortgage and in
enforcing Leader's remedies as provided is paragraph 18 hereof, including, but act limited to, reawaabk attomey~a fete; and
(d) Borrower takes such action as Lender may reasonably require to auure that the lien of this Mortpge, Leader's interest '
in the Property sad Borrower's obligation to pay the suau secured by this Mortpgt shall continue uaimpairtd. Upon such
payment and cure by Borrower. this Mortgagt sad the obliptions secured hereby shall remain in full torct and eQect as if
ao accelerataa had occurred.
2t. Asdptieat o[ Retnq A~Matweat of Receiver. As additional security hereunder, Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall. prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect sad retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a court to enter upon. take possession of sad manage the Property and to collect the rents of the
Property, including those past .due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including. but not limited to, receiver's ftes, premiums on receiver's
bonds sad reasonable attorney's fees. sad rhea to the sums secured by this Mortpge. 'Ibe receiver shall be liable to account
only for those reab actually received.
21. Ftutrre Airaacea. Upon request by Borrower, Lender, at Lender's option within twenty yeah [rom the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortpge when tvideoctd by promissory cotes stating that said notes arc securtd hereby. At no time shall the principal
amount of the indebiedrt~ sscured by this Mortpge, not including sums advat~d in acc~rdanct herewith to protect the -
security of this Mortgage, exceed the original amount of the Note plus USb N A.... - -
2i Release. Upon payment of all sums secured by this Mortgage, Leader shall reksse this Mortpge without chugs
to Borrower. Borrower shall pay all costs of recordation. it any.
23. Attorsey's Fes. As used in thu Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if soy.
