HURSH and HELEN S. HURSH, his wife Mhose post office address is~: 13 Majestic Way -Queens Cove, Ft. Pierce, FL 33450 f~o•pp hereinafter called Grantee. WITNESSETHs That the Grantor, for and in consideration of the sum of Ten Dollars ($10.00) and other good and valuable considerations to it in hand paid by the Grantee, the receipt of which is hereby acknowledged, has granted, bargained, and sold to the Grantee and the Grantee's heirs and assigns forever, the following described real property, situate, lying and being described in St. Lucie County, Florida, to-wit: A Condominium parcel designated as Unit No. 113 of OCEAN HARBOUR CONDOMINIUM 8, according to the Declaration thereof, recorded September 11, 1980, in Official Record Book 338, page 1287, and A>nendls?ent thereto, recorded Segte~r 16, 1980, in in Official Record Book 338, page 2306, all in St. Lucie County, Florida, public records. TOGETHER WITH all fixtures and appliances located therein, and TOGETHER WITH all of its appurtenances according to said Declaration of Condominium, including but not limited to wn undivided 1/39 share in the common elements thereof and together with all the tenements, hereditaments and appurtenances thereto belang- ing or in anywise appertaining. This conveyance is made subject to the following: 1. Real estate taxes for the year 1980 and subsequent years, and applicable zoning regulations and ordinances 2. All of the terms, provisions, conditions, rights, privileges, obligations, easements and liens set forth and contained in the Declaration of Condominium and all instruments therein referred to; 3. All of the covenants, conditions, restrictions and easements of record, if any, which may now affect the aforedescribed property; 4. Perpetual easement for encroachments now existing or hereafter existing caused by the settlement of improvements or caused by minor inaccuracies in building or rebuilding. AND the Grantor hereby covenants with said Grantee that it is lawfully seized of ~ said land in fee simples that it has right and lawful authority to sell and convey said land; that it hereby fully warrants the title to said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encumbrances.
