THIS WARRANTY DEED, made the day of ~ , A.D.,
1980, by ABA COR and BESS COR, his wife, ROBERT SEV' ERIN and

' (Wherever used herein the terms "grantor" and
. "grantee" include all the parties to -this in-
- strument and the heirs, legal representatives
and assigns of individuals, and the successors
. and assigns of corporations. )
WITNESSETH: That the Grantor, for and in consideration of
~ ~ the sum of $10.00, and other valuable considerations, receipt
~ whereof is hereby acknowledged, hereby grants, bargains, sells,
~ aliens, remises, releases, conveys and confirms unto the Gran-
: tee, all that certain land in St. Lucie County, Florida, to-wit:
The South 400 feet of the East 684.5 feet of the Northeast
- 1/4 of the Northwest 1/4 of Section 31, Township 34 South,
_ Range 40 East, in St. Lucie County, Florida.

TOGETHER WITH an easement for right-of-way 60 feet in width
lying 30 feet on either side of the center line, the center
line being described as follows:
BEGINNING at the Southeast corner of the Northeast 1/4 of
the Northwest 1/4 of Section 31, Township 34 South, Range '
40 East, run thence North 400 feet to a point; thence run
westerly 342.25 feet to the point of beginning. From said
point of beginning thence go North to the South right-of-
way of St. Lucie Boulevard.

- Grantees herein and their heirs, successors and assigns
~ shall have the right to clear any or all of said easements
and it is agreed that neither party hereto is required to
construct a roadway on said easement.
Reserving, however, unto the Grantors herein an easement
far right-of-way 60 feet in width Lying 30 feet on either
~ - side of a center line, the center line being described as
N = follows: From the Southeast corner of the Northeast 1/4
of the Northwest 1/4 of Section 31, Township 34 South,
Range 40 East, thence westerly 342.25 feet to the point of
_ beginning. From said point of beginning thence northerly
~ 400 feet to a point being the end of the centerline. It
_ ~ : is understood and agreed that neither party is required to
= construct a roadway on.said easement.. Grantors herein,
however, shall have the privilege to clear any or all of
said easements for the right-of-way purposes.
Each of the Grantors herein certifies that the above-
described property is not his or her homestead and that ,
each has never resided on said property.
TOGETHER, with all the tenements, hereditaments and appur-

AND the Grantor hereby covenants with said Grantee that
