payment and cure by Borrower, this Mortgage and the obliptions secured heroby :ball romain in full force and eQect as if ~
no sccekration had occurred. -
28. Aadp~ eii Resrer, Appoidseat of Recdver. As additional security hereunder. Borrower heroby assigns to
Lender the rents of the Property. Provided that Borrower shall, prior to aceekration under pare=raph 18 heroof or abandon- j
ment of the Property, have the right to collect and retain :uch roots as they become due and payable.
Upon aceekration under paragraph 18 hereof or abandonment of the Property. Lender shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the root: of the
Property, including those past due. All root: collected by the receiver shall be applied l;rst to payment of the costs of
management of the Property and collection of roots. including, but not limited to. receiver's fees. promiums on receiver's
bonds and ceasonabk attorney's foes, and then to the sums secured by this Mortgage. The receiver shall be liable to account i
only [or those react actually received. -
21. E~rtwe A~aacti. Upon roqueri by Borrower, lender. at Lender's option within twenty years from the date of this
Mortgage, may make lhlrturo Advances to Borrower. Such Futuro Advances, with interest thereon, shall be secured by this
Mortgage when evideasxd by promissory antes stating that said notes arc sccur~ hereby. At no titres shall the principal
amount of the irrdsbtedness secured by this Mortgage, not including sums advarrood in aooordanoe her+ewitb to protect the
security of this Mortgage. exceed the original amount of the Note plus USS.
22. Rsikaie. Uppn payment of aU sums securod by this Mortgage. Lender shall release this Mortgage without -charge
to Borrower. Borrower ahap pay all coats of recordation. if any.
23. Attorsey's Rees. As used in this Mortgage and in the Note. "attorney's foes" shall include attorney's fees, if any,
which may be awarded by an appellate court.
