in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall coatintle unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shalt remain in full force snd aRact as if
no aocekataa had occurred.

Upon acceleration utxkr paragraph !8 hereof or abandonment of the Property. Leader shag be entitled to Gave a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Property, including those past due. All teats collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents. including. but not limited to. receiver's feea. premiums on receiver's
bonds gad rcawaabk attorney's fees, and then to the sums secured by this Mortgage. 'Ibe nceivec shall be tiabk to account
only for those Hats actually received.
21. Ftitore Athaacas. Upon request by Borrower, Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advanow, with iatere:t thereon, shall be secured by this
Mortgage when evideaaod by promissory notes stating that said notes arc secured hereby. At no time :hail the principal
amount of the indebtedness secured by this Mortgage, not iocluding sums advanced in accordance herewith w protect the
security of this Mortgage. exceed the original amount of the Note plus USS....,-............,...,.....,.
?2. Release. Upon payment of all sums secured by this Mortgage, Leader shall release this Mortpge without charge
to Borrower. Borrower shall pay all cosh of rcoordation. if any.

which may be awarded by as appellate court.
