Lender the rents of the Property. provided that Borrower shall, prior to acceleration under puagraph 18 heroof or abandon-
ment of the Property, have the right to collect and retain such rent: as they become due sad payable.
Upon acoekration under paragraph 18 heroof or abandonment of the Property. Lender shall be entitled to have a
receiver appointed by a court to enter upon. take pos..ession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be appiied Rnt to payment of the casts of
management of the Property and rnllection of rents. including, but not limited to, receiver's fees. p:smiums on r+eceiver's
bonds and reasonable attontey's fees. and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rests actually received. -
21. Fsttore AdvrtmY+s. Upon request by Borrower. Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances. with interat thereon. Shall be secured by this
Mortgage when evidenced by promismry notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advartcxd in accordance herewith to protect the
~ security of this Mortgage, exceed the original amount of the Note plus USS...~----~-.
Z2. Rtkase. Upgn payment of all sums secured by this Mortgage. Lender shall ukase this Mortgage without charge
to Borrower. Borrower shall pay all coats of recordation. it any. _
23. Attorsey's Fes. As used in this Mortgage and in the Note, "attorney's foes" shall include attorney's fees, if any,
which may be awanled by an appellate court. .
