prior to entry of a judgment enforcing this Moripge if: (a) Borr.nver pays Lender all sums which would be then due under
this Mortpga, the Note and notes securing Futuro Advances, if any, had no accekration occurred: lb) Borrower curs ~
ail breach's of any other covenants or agreements of Borrower contained in this Moripge; (c) Borrower pays aq reasorubie
expenses incurred by Lender in enforcing the covenagts and agreements of Borrower arntainod in this Mortpge snd in

20. Asdgttusertt of Reatr, AppoiataseN o/ Reeehrr. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon- i
ment of the Property, have the right to collect and retain such rents a: they become due and payable. {
Upon acceleration under paragraph 18 hereof or abandorunent of the Property, Lender shall be entitled to have a ~
receiver appointed by a court to enter upon, take pos..ession of and manage the Property and to collect the rents of the €
Property. including those past due. All rents colla:tcd by the receiver shall be applied first to payrnent of the coats of
management of the Property and rnllection~ of rents. rncluding, but not limited to, receiver's fees. p:tmiums on receivers
bonds and reasonable attorney's fees. and then to the sums secured by this Mortpge. The teceiva shall be liable to account
only for those teats actually received.
21. F~true Ai~aeecs. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this ~
Mortgage when evidenced by promissory notes stating that said notes arc secured hereby. At no time shaii the principal i
amount of the indebtedness secured by this Mortgage, not including sums advanced in aocordanoe herewith to protect the

22. Rekaaa Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge j
to Borrower. Borrower shalt pay aU coats of recordation, it any.
23. Attor>.ey's Rees. As used in this Mortgage and in the Note, "attorney's foss" shall include attorney's fees, if any, '
which may be awarded by an appellate court.
