Lender the rents of the Property. provided that Borrower shall. prior to aecekratioa under parasraph 18 hereof a abandou-
ment of the Property. have the right to collect and cetaia such teats as they became due and payable.
Upon acedention under paragraph 18 hereof or abandonment of the Property. Leader shall be eatilkd to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including these past due. All rents collected by the receiver shall be applied Ant to payment of the costs of
maarrgerrteat of the Property and collection of rents. including, but not Gmitod ~ to. reoeivtr's fee, premiums on rocsiver

hoods and reasonable attorneys fees. and then to the sums securod by this Mortpge. 'ibe receiver shall be liable to account
only for those rents actually received.
21. Ftittsre Advaacts. Upon request by Borrower. Lender. at Lender's option within twenty yeah from the date of the
Mortpp, may make Future Advances to Borrower. Such Future Advance, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory rata stating that said notes are secured hereby. At no time shall the principal
amount of the irtdeMedoesse secured by this Mortgage, rat including sums advanced in aooordanoe herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USt...------------------':----------
22. Release. Upqn payment of all sums secured by this Mortgage, Larder shall release this,MotRgap without charge
