The residential structures or buildings, the club ' facilities, the sewer plant and all other improvements or - facilities constructed or to be constructed upon the premises _ "described on Exhibit I annexed hereto, including all fixtures of every kind and nature whatsoever forming a part.of said :structures, buildings, improvements and facilities and all personal property affixed to or used in connection with the _ ~ operation thereof, including all replacements of such property, substitutions for such property, additions-to such property • and all proceeds thereof. _ - ' ~ 2. All proceeds of the conversion, voluntary or in- voluntary, of any of the foregoing into cash or liquidated 1 claims, including, without limitation, proceeds of insurance. ` and condemnation awards. 3. All rents, issues and profits and all leases of the premises desc~•ibed on Exhibit I-annexed hereto now or hereafter entered into and all right, title and interest of~ the Debtor thereunder, including, without limitation, cash or •securities deposited thereunder to secure performance by the - lessees of their obligations thereunder, whether such. cash o_r securities are to be held until the expiration-of the terms _ of such leases or applied to one or more of the installments • of rent coming due immediately prior to the expiration of such terms, including, further, the right upon-the happening of an Event of Default (as such term is defined in the Restatement, Modification and Supplement to Mortgage dated as of November 1980 among the Debtor, the Secured Party and others), to receive and collect the rents thereunder. ~ 9 • i - g~x3~ PAGE1?2~ m ~uz
