anywise entrusted by a court to a receiver, and such ap-
pointment shall be made by such court as an admitted equity
and a matter of absolute right to Mortgagee, and without
reference to the adequacy or inadequacy of the value of the
Mortgaged Property or to the solvency or insolvency of said
Mortgagor, and such income, prof its,•rents, issues and re-
venues shall be applied by such receiver according to the
lien of this Mortgage and the practice of such court.
1?, If the Mortgagor defaults in any of the covenants
or agreements contained herein or any of the covenants or
agreements contained in the Promissory Note or notes, then
Mortgagee may perform the same, and all such expenditures
made by Mortgagee, including reasonable attorneys' fees and
attorneys' fees on appeal, shall draw interest at the de-
fault rate specified in this Mortgage and shall be repayable
immediately and without demand, and all such expenditures
shall be secured by the lien of this tiortgage.
18. Mortgagor will .not without the consent of Mortga-
gee, in writing, convey or further encumber the Mortgaged
Property or suffer or permit the same to be encumbered.
~ 19. This instrument also creates a security interest
j in favor of Mortgagee herein under the Florida Uniform Com-
mercial Code, and~Mortgagee shall also have all rights and 't
remedies of a secured party of the Florida Uniform Commer-
cial Code, and without limitation upon or in derogation of
the rights and remedies created under and accorded Mortga-
gee by thi-s Mortgage pursuant to the common law or any- j
other laws of the State of Florida or any other jurisdic-
tion, it being understood that the rights and remedies of '
Mortgagee under the Florida Uniform Commercial Code shall
be cumulative and in addition to al-1 other rights and rem-
edies of Mortgagee arising under common law, or any other
laws of the State of Florida or of any other jurisdiction.
20. Mortgagor hereby assigns to the Mortgagee the
rents, issues and profits of the Mortgaged Property as fur-
~ then security for the repayment of the Promissory note or
notes, and the Mortgagor grants to the Mortgagee the right
to enter upon and to take possession of the Mortgaged Prop-
erty for the purpose of collecting the same and to let the
s Mortgaged Property or any part thereof, and to apply the
rents, issues and profits, after payment of all necessary
charges and expenses, on account~of the Promissory note or
~ notes. This assignment and grant shall continue in effect
until this Mortgage is paid. The Mortgagee hereby waives ~
