the right to enter upon and to take possession of the Mort-
gaged Property for the purpose of collecting said rents, i
issues and profits until default under any of the covenants,
conditions or agreements contained in this Mortgage, and
agrees to use such rents, issues and profits in payment of
principal and interest becoming due on this Mortgage and in - _
payment of taxes, assessments, sewer rents, water rates and
carrying charges becoming due against the Mortgaged Proper-
ty, but such right of the Mortgagor may be revoked by the
Mortgagee upon any defaults after five (5) days written no-
tice. The Mortgagor will not, without the written consent
of the Mortgagee, receive or collect rent from any tenant of
the Mortgaged Property or any part thereof for a period of -
more than one (1) month in advance, and in the event of any
default under this Mortgage will pay monthly in advance to
- Mortgagee, or to any receiver appointed to collect said
rents, issues and profits, the fair and reasonable rental
value for the use and occupation of the Mortgaged Property
' .or-of such part thereof as may be in the possession of the E
Mortgaged Property to the Mortgagee or to such receiver, and, r
in default thereof may be evicted by ariy legal or equitable t
action or proceeding. -
21. Mortgagee shall maintain liability insurance, so
long as.any part of this I?iortgage or the Promissory Note or
notes secured thereby shall remain unpaid in such amount
f as may be required 'by Mortgagee and with a company and in
such form as approved by Mortgagee.
22. That to cover the additional expense incurred by
Mortgagee in handling delinquent payments, Mortgagor will
pay on demand a late charge of four (4) cents for each dol-
lar ($1.00) of principal, interest and any other sum re-
quired to be paid or deposited pursuant to the Promissory ,
Note or notes or this Mortgage if any such payment of depo-
sit is received five (5) days or more after its due date.
23. The entire principal balance of 'the Promissory
Note or notes shall immediately and without notice become
due and payable if, without the prior written consent of _
Mort-gagee, Mortgagor shall cease to be the owner in fee
simple of the Mortgaged Property or suffer the Premises
to be encumbered and fail to remove such encumbrance with-
in ten (10) days.
24. Any change or changes in ownership of the legal
or beneficial interest in the Mortgaged Property or any
portion thereof shall require the prior written approval ;
of Mortgagee and any such transfer or transfers made or
