Sellers shall execute a Warranty Deed for the conveyance of the property herein mentioned and deposit the same with HAROLD H. GOLDMAN, ESQUIRE as escrow agent for the same who shall hold and retain the same until this Contract is completed. Upon payment of all monies due hereunder the said escrow agent shall deliver the same to the Buyers or their nominees who shall be responsible for all recording fees and documentary s*_amps required for the recording of the same. 17. Notwithstanding anything herein contained to the contrary it is agreed between the parties that the Buyers shall be entitled to possession of the premises immediately upon execution hereof and all items of proration and/or assumption shall be effective as of the date of the signing hereof.
