Gift; devise or inheritance; other transfers. A residential unit owner intending to make a gift of a unit c,r any interest in a residential unit, and a residential unit owner who has obtained his title by gift, devise or inheritance, or by any other manner not previously approved by the Association, shall give to the Association notice of the proposed gift or of the acquiring of title, together with such information concerning the transferee as the Association may reasonably require, and a certified copy of the instrument evidencing a transferee's title. (3). Lease. An apartment owner may lease his apartment without Con ominium Association approval. (4). Failure to give notice. If the above- required notice to t e~Association is not given, then at any tune after receiving knowledge of a transaction or event transferring ownership of a residential unit, the Association at its election and without notice may approve or disapprove the transaction or .ownership. If the Association disapproves the transaction or ownership, the Association shall proceed as if it had received the required •riotice on the date of ghat disapproval. (5). Costs. A residential unit owner who is required to give notice to the Association of a transfer of ownership shall pay a reasonable fee to the Association in an amount determined by the regulations, but not to exceed $50.00, to cover the casts incident to the determination by the Association. The fee shall be paid with the giving of the notice, and the no*_ice shall not be complete unless the fee is paid; and if the notice is not given, the fee shall be assessed against the party owning the unit at the time of assessment. b. Certificate of Approval. (t). Sale. If the proposed transaction is a sale, then within ~ en (15) days after receipt of the notice and information the Association must either approve or disapprove the proposed transaction. If approved, the approval shall be stated in a certificate executed by the president or vice-president and secretary or assistant secretary of~ the 1,ssoci3*_ion in recordab:e form.
