A. LAND USE AND MOBILE HOME TYPE
No lot shall be used except or residential purposes. No building or mobile
home shall be erected, altered, placed or permitted to re~s?ain on ,,~?y lot Wither than a
one family mobile home of not less than forty-five (#5) feet and one attached carport
or garage for not more than two cars, and one attached Florida room, and no more than
one out building either temporary or permanent, without the written consent of AVON
MANOR PARK, INC.
B, EASEMENT
There is hereby reserved an easen?ent and right of way over the rear ten (10) ,
feet of each lot for the installation and maintenance of utilities and drainage facil-
ities.
C. NUISANCES
No noxious or offensive activities shall be tarred on any lot, or shall any-
thing be done thereon which may become an annoyance or nuisance to the neighborhood.
All a,ners of lots shall n?aintain their property in such n?anner so as not to create
health or fire hazzards or to leave any lots in an unsightly condition. AVON MANOR
PARK, INC. reserves the right to enter upon any lot to parcel, to mow, burn, or clear
any weeds or debris and reserves the right to assess the owner for the cos*_ thereof.
D. LIVESTOCK AND POULTRY
No animals, livestock or ooultry of any kind shall be raised, bred or kept
on any lot except that dogs, cats or any other household pets may be kept provided
they are not kept, bred, or maintained for any commercial purpose. Dogs shall not
be allowed to run loose.
E. GARBAGE AND REFUSE DISPOSAL
No lot shall be used or maintained as a dumping ground for refuse or trash.
Garbage or other waste shall be kept in sanitary containers with a tight fitting cover.
A1) incinerators or other equipment for the storage or disposal of such material shall
he kept in a clean and sanitary condition. All to*_ owners or occul;ants shat! be re-
quired m use a garbage collection service that collects garbage and trash at least
(2) twice per week and to pay reasonable charges which may be made for such collection
service.
F. MOBILE HOME SET-BACK AND LOCATION
No mobile home shall be• located on any lot nearer than Twenty-Five (25) feet
to the front line or to the side street line. No mobile home shall be located nearer
than Fifteen (15) feet to the back lot line. Each mobile have shall be centered on
the lot with the ends facing the short side of the lot.
G. PLACEMENT OF CLOTHES LINES
i No clothes lines or other item for the hanying of wash or clothes for the
purposes of drying, shall be permitted anywhere except on the rear fifteen (15) fee:

l H. LICENSE PLATES
No mobile home may be placed on a lot the! does not have a valid motor vehicle
license plate or it is assessed as real estate.
f. No mobile home may be placed on a lot if it is more than four (4) years old,
without the written consent of AVON MANOR PARK, INC. Each mobile home placed or maintained
on any lot must be maintained in a first class condition.
J. SKIRTING
Each mobile home shall have a base or skirting to sufficiently enclose the en-
fire perimeter of the mobile home and the base or skirting shall be in keeping with the
design of the mobile home.
K. TAGGED VEHICLES
No vehicles o any type not properly licensed and tagged and in running condi-
tion shall be stored on any lot or right of way. No owner shall 'nave more than 2 cars
parked on premises at any given time, exclusive of guests.
L. FENCING
No lot may be fenced, except with chain link fence and metal post.
M. TiE DOWNS
No mobile home may be placed on a lot unless it is tied down in compliance with
the insurance code and laws of the State of Florida.
