THIS WARRANTY DEED made the ~ day of O`~~~ A.D. 1980 by
LEON PERNICE & ASSOCIATES, INC., a Massachusetts Corporation,
hereinafter called Grantor, to S~~Jr1
YOLANDE E. PERNICE, a married woman of 34 Mount Pleasant Avenue
West Springfield, Massachusetts 01089,
hereinafter called the Grantee:
WITNESSETH: That the Grantor, for and in consideration of the sum of
$10.00 and other valuable considerations, receipt whereof is hereby acknowl-
edged, hereby grants, bargains, sells, aliens, remises, releases, conveys
and confirms unto the Grantee, all that certain land situate in St. Lucie
County, Florida, viz:
Condominium Parcel 124 of CAPSTAN I, according
to the Declaration of Condominium thereof,
recorded in Official Records Book 232, Pages
- 619 through 711, of the public records of St.
Lucie County, Florida
SUBJECT TO Mortgage from Grantee to First Federal Savings and Loan Association
of Fort Pierce, dated May 9, 1978, recorded in O. R. Book 287, Page 2419 of
the public records of St. Lucie County, Florida, in the original principal
sum of $60,000.00.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE and to Hold, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is
lawfully seized of said land in fee simple; that the Grantor has good right
and lawful authority to sell and convey said land; that the Grantor hereby
fully warrants the title to said land and will defend the same against the
lawful claims of all persons whomsoever; and that said land is free of all
encumbrances, except taxes accruing subsequent to December 31, 1980.
IN WITNESS WHEREOF, the said Grantor has executed this Deed the day
and year first above written.
