The Grantee hereby assumes the obligations of a member of said Property Owner's

~ heirs, executors, administrators, successors and assigns of the respective ~
parties hereto. Grantor does hereby fully warrant title to all the premises

- through or under Grantor; and will defend same against the lawful claims of
I such persons claiming by, through, or under said Grantor.
