~ ~ Purchaser, by acceptance and execution of this Receipt, acknowledges that this ~
f purchase of a condominium unit at OCEAN VILLAGE OF NUTCHINSON ISLAND is subject
~ in every respect to the Declaration of Condominium as to the condominium in ~
` f which his unit is located and Exhibits attached thereto, including but not lim-
ited to (whether the same are attached to the Declaration of Condominium or re-
ferred to therein), the By-Laws of the Association, Articles of Incorporation,
` the Rules and Regulations, copy of pro3ected operating budget, copy of sales
_ brochure and floor plan of apartment purchased by purchaser, and all Amendments
to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
By-Laws and Declaration of Covenants and Restrictions of the Property Owners
_ Association; and Purchaser further acknowledges receipt of and reading and
` examination of said Declaration, its Exhibits, budget, sales brochure and floor t
plan, and acknowledges that each and every provision of the foregoing is essen-
~ tial, to the successful operation and management of the Condominium property
and is in the best interests and for the benefit of all the owners therein.
Purchaser and all owners of parcels it the aforedescribed Condominium coven-
- ant and agree to abide by each and every provision of said Declaration and
Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves ~
_ all of the terms and provisions of said Declaration of Condominium and Exhibits
attached thereto, and agrees that the assessment under the Property Owner's
Association documents referred to above and the provisions thereof are reason-
- able, fair and equitable, and said Purchaser acknowledges and confirms that the ~
Declaration of Covenants and Restrictions of the Property Owner's Association
a has encumbered and impressed a lien upon the Condominium parcel being conveyed ~
to Purchaser, as security for his obligations under said Declaration of Coven- ~
` ants and Restrictions, and said Purchaser assumes the obligations as to the ~
Property Owner's Association as to his condominium parcel. Purchaser confirms
that all warranties, representations, and inducements, if any, are as contained ~
in the aforesaid Declaration of Condominium and Exhibits attached thereto, and ~
the common expenses and the sums due under the Property Owner's Association and
f other charges are estimated only. No warranty or guaranty is made or intended ~
~ nor may one be relied upon except where the same is specifically"warranted or
guaranteed in said Declaration of Condominium and Exhibits ttached thereto.
