1'urcliaser, by acceptance and execution of this Receipt, acknowledges tl~nt tl1ls
purchasr o[ a condominium unit aC OCEAN VILLAGE OF IIUTCIIINSON ISt.AND is sub,~rct in
every respect to the Decl~lration of Condominium as to the condominium Ln which his
unit is located and Exhibits attached thereto, Including but not limited to (whether
the same are attached to the Declaration or referred to therein), the uy-laws of
tl~e Association Articles of Incorporation, the Rules and Regulations, copy oC pro-
jected operating budset, copy of sales brochure and floor plan of apartment purchased
by Purchaser, and all Amendments to the aforesaid Declaration and Exhibits and the
Articles of Incorporation, By-Laws and Declaration of Covenants and Restrictions of
rile Property Owner's Association; the Purchaser further acknowledges r~~~•~t~~ of and
reading and examination of said Declaration, its Exllibit:3, and budg/•r, ~ I~rocllurc
and floor plan, and acknowledges that each and every provision of the foregoing, is
essential to the successful operation and management of the Condominium property and
is in the best interests and for the benefit of all the owners therein. Purchaser anJ
all owners of parcels in the aforedescribed Condominium covenant and agree to abide
t,y eaci~ and every provision of bald Declaration of Condominium and Exhibits attached
thereto. Purchaser hereby ratifies and confirms and approves all of the terms and
provisions of said Declaration of Condominium and Exhibits attached thereto, and agrees
that the assessment under the Property Owner's Association documents referred to above
and the provisions thereof are reasonable, fair and equitable, and said Purchaser
acknowledges and confirms that the Declaration of Covenants and Restrictions of the
Property Owner's Association has encumbered and impressed a lien upon the Condominium
parcel being conveyed to Purchaser, as security for his obligations under the said
Declaration of Covenants and Restrictions of the Property Owner`s Association and said
Purchaser assumes the obligations as to the Property OwnQr'S Association as to his
condominium parcel. Purchaser confirms that all warranties, representations and
inducements, if any, are as contained in the aforesaid Declaration of Condominium and
Exhibits attached thereto, and the common expenses and the sums due under the Property
Owner's Association and other charges are estimated only. No warranty or guaranty is
made or intended nor may one be relied except where the same is specifically warranted
or guaranteed in said Declaration of Condominium and the Exhibits attached thereto.
