RATIFICATION BY GRANTF.F
The undersigned being the Grantee of that certain Warranty
Deed from Robert M, Lutz, III and Helen M. Lutz, his wife, transfer-
ring to the undersigned the following described real property situ-
ated in St. Lucie County, Florida, to wit:
A Strip of land 16.66 feet in width being a portion of
Lot 1, of Block 7 of Coral Cove Beach Subdivision as
recorded in Plat Book 11, page 30B of tree public records
of St. Lucie County, Florida; said strip of land is
parallel to the south line of Lot 2 of Block 7 and the
south line of said stria is One hundred fifty-nine and
six one-hundredths (159.0E) feet north of (as measured
perpendicular from) the south line of the aforesaid Lot
2. The strip of land is bounded on the east by State
Road A-1-A and on the wPSt b,y the centerline of a twenty
(20) foot abandoned alley. Beim Unit #2$05-C.
does hereby accent conveyance according to the conditions set forth
in the Warranty need executed pursuant therer_.o and ar_knowledges that
this conveyance is subject to the provisions of that certain Declara-
tion of Party Walls, Restrictions, Reservations, Easements and Pro-
tective Covenants, as recorded in Official Records Book 279, Page
2483 throuPh 2549-A; as amended in Official Records Book 282, Paae
1521 through 1526, all in the Public Records of St. Lucie County,
Florida, and all actions taken thereunder. The undersigned under-
stands tr;at each and every provision of the afore~oinP documents is
made'~for the bene~it of all owners of parcels of property described
ther~3;~.and does further herebvratify, confirm and approve all of
s8id-.,~irovisions; an•i agrees to be bound b,y all of the said rrovisions;
an3 a,cknowlede,es and agrees that all of said provisions are reasonable,
~f'ai1'~.~and equitable. The undersigned further acknowle9~es and agrees
that-said Declaration and the Purchase Agreement executed by the
undex~igned, contain all of the warranties, representations and
inducements concerning the purchase by the undersigned of the
above-described real property.
