All or any part of the obligation herein set Eorth may be prepaid
at any time without penalty.
Purchaser shall make all payments directly to Seller. Seller
shall continue to pay all installments as the same become due to Citizens
Federal Savings and Loan Association of St. Lucie County. Should Seller at
any time default in making payment of any installment which is due Citizens
Federal Savings and Loan Association of St. Lucie County, Purchaser may pay
such installment directly to Citizens Federal Savings and Loan Association
of St. Lucie County and may there upon deduct the amount of each such
payment made from the next installment due hereunder to Seller.
It is understood and agreed between the parties that when the
principal Aum and all accrued interest has been paid in full, Seller shall
deliver to Purchaser a General Warranty Deed conveying fee simple title in

the above described property to Purchaser. ;
Purchaser shall be permitted to go into possession of the
property covered by this Agreement on the date of its execution, but Seller
shall continue to have all liability for taxes and insurance from and after ~
that date. Buyer shall be responsible for all maintenance from and after

` date hereof.
~ Seller shall purchase and have installed ceiling fans of good

quality and shall bear all expense of same and shall also provide at no
i

expense to Buyer such air conditioning and heating as shall be acceptable

' to Buyer. Seller shall complete both the above within thirty (30) days
after closing.
Upon issuance of a Warranty Deed by Seller, the required
~ Documentary Stamps shall be placed on said Deed by Seller. Cost of
~ recording said Deed shall be borne by Purchaser.
Time of payment shall be of the essence and in the event of any
default in a ment of an art of the urchase mone as and when it becomes

due or in the performance of any other obligations assumed by Purchaser in
this Agreement, and in the event that the default shall continue Eor a
I period of Thirty (30) days, then Seller may consider the whole of the ~

balance due under this Agreement as immediately due and payable and
collectible, or Seller may rescind this Agreement, retaining the cash
consideration paid for it as liquidated damages, and this Agreement shall
