MIARRANTY DEED
THIS INDENTURE, made this 19th day of November ,
19 80 , between S.C.S. TARPON BAY, INC., a Florida corporation,
Grantor, and R06ERT J. IRYIN and 6lADYS 3. IRYIN, his rife whose
address is 3100 Pruitt Road, 8-208, Port St. Lucie, FL 33452 Grantee.
W I T N E S SET H:
That Grantor, for and in consideration of the sum of Ten and
No/100th Dollars tS10.00) and other good and valuable
consideration to it in hand paid by Grantee the receipt whereof is
hereby acknowledged, has granted, bargained and sold to Grantee,
its successors, heirs, legal representatives and assigns forever, -
the following described real property situate, lying and being in -
St. Lucie County, Florida.
UNIT 208 of TARPON BAY YACHT CLUB CONDOMINIUM
according to the DECLARATION OF CONDOMINIUM dated
October ~,Q., 1980 ; and recorded in Official
Record Book 343 page 4_~____, Public Records of
St. Lucie County, Florida; together with the undivided
share of the COMMON ELEMENTS of the Condominium declared
in the Declaration to be appurtenant thereto; together
with all appurtenances thereto, including, without
limitation, the right of exclusive use of those areas,
spaces and portions of COMt10N ELEMENTS of the
Condominium, declared in the Declaration of Condominium
to be LIMITED COMMON ELEMENTS of the Unit.
To have and to hold the same in fee simple forever.

hereby expressly assumes and agrees to be bound by and to comply
with all of the covenants, terms, provisions and conditions set- - ;

maintenance and operation of the Condominiu~s which may be levied
