PROVIDED ALWAYS, that if Mildred McPhee and George Sands _ ,the Makerls) of that

certain promissory note dated the date hereof (the Notel, thelr heirs, legal representatives or assiyns shall pay to Mortgagee
the pnncrpal sum of $ 6, 879.12 as evidenced by the Note, with interest and upon the terms as provided therein, the final

all installments of principal and interest are payable at the office of Mortgagee, or at wch other place as the holder may designate in
writing, and that each maker and endorser agree to pay all costs of collection, including a reasonable attorney's fee, upon default in the
payment of the Note, and that if default be made in the payment of any installment thereunder and that rf wch default rs not made
good in accordance with the terms of the Note, that the entire principal win and accrued, earned interest shall become due and payable
without notice at the option of the holder thereof; and shall perform and comply with each and every stipulation, agreement and cov-
enant of the Note and of this Mortgage, then this Mortgage and the estate hereby created shalt be void, otherwise the same shall remain
in full force. Maker covenants to pay the interest and principal promptly when due. Mortgagor covenants to pay the taxes and assess-
ments on said property; to carry insurance against fire on the building on said land for not less than S n/a ,approved
