To®ether with all structures and improvements now and hereafter on said land, and fixtures attached thereto, and all rents, issues,
proceeds, and profits accruing and to accrue from said premises, all of which zee included within the foregoing description and the haben-
dum thereof; also all gas, sham, electric, water, and other heating, cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and
power systems. machines, appliances, fixtures, and appurtenancxs, which now zee or may hereafter pertain to, or be used with, in, or on
said premises, even though they be detached or detachable.
TO HAVE AND TO HOLD the same, together with all and singulu the teuerrients, hereditaments and appurtenances thereunto be-
longing or in anywise appertaining, and the reversion and reversions, remainder or remainders, rants, issues, and profits thereof, and also all
the estate, right, title, interest, homestead, dower and right of dower, sepuate estate, possession, claim and demand whatsoever, as well in
law as in equity, of the said mortgagor in and to the same, and every part thereof, with the appurtenances of the said mortgagor in and to
the same, and every part and pucel thereof unto the said mortgagee in fee simple.
Md the mortgagor hereby covenants with the mortgagee that he it indefeasibly seized of said land in fee simple; that he has full
power and IawfW right to convey the same in fee simple as aforesaid; that it shall be lawful for the mortgagee, at all times peaceably and
quietly to enter upon, hold, occupy, and enjoy said land, and every put thereof; that the land is and will remain free from all encum-
brancxs; that said mortgagor will make such further aasutantxs to prove the fee simple title to said land in said mortgagee as may be reason-
ably required, and that said mortgagor does hereby fully warrant the title to said land, and every put thereof, and will defend the same
against the lawful claims of all persons whomsoever.
PROVIDED ALWAYS, and these presenu are executed and delivered upon the following conditions, to wit:

cc,mmencing on the fast day of January ,19 81 , and on the lust day of each month thereafter until the
principal and interest are fully paid, except flat the fatal payment of principal and interest, if not sooner paid, shall be due and payable on
the first day of December, 2010. -
And shall duly ,promptly, and fully perform, dischuge, execute, effect, complete, and comply with and abide by each and every the
stipulations, agreements, conditions, and covenants of said promissory note and of this mortgage, then this mortgage and the estate hereby
created shall cease and be null and void.
Md the mortgagor further covenants as follows: •
1. That he will pay the indebtedness, u hereinbefore provided. Privilege is reserved to pay the debt in whole, or in an amount equal
to one or more monthly payments on the principal that zee next due on the 'note, on the first day of any month prior to maturity:
Provided, however, that written notice of an intention to exercise such privilege is given at least thirty (30) days prior to prepayment.
