Purchaser, by acceptance and execution of this Receipt, acknowledges that this
purchase of a condominium unit at OCEAN VILLAGE OF HUTCHINSON ISLAND is subject
~• ir. every respect to the Declaration of Condominit as to the condominium in
which his unit is located and Exhibits attached thereto, including but not lim-
• ited to (whether the same are attached to the Declaration of Condominium or re-
"~~ ferred to therein), the By-Laws of the Association, Articles of Incorporation,
• the Rules and Regulations, copy of projected operating budget, copy of sales
brochure and floor plan of apartment purchased by purchaser, and all Amendments
• to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
~~' By-Laws and Declaration of Covenants and Restrictions of the Property Owners
• Association; and Purchaser further acknowledges receipt of and reading and
~ examination of said Declaration, its Exhibits, budget, sales brochure and floor
:. plan, and acknowledges that each and every provision of the foregoing is essen-
~~ ti al, to the successful operation and management of the Condominium property
and is in the best interests and for the benefit of all the owners therein.
,~. Purchaser and all amers of parcels in~the aforedeseribed Condominium coven-
- ant and agree to abide by each and every provision of said Declaration and
~~ Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Declaration of Condominiuo and Exhibits
~; attached thereto, and agrees that the assessment under the Property Owner's
Association documents referred to above and the provisions thereof are reason-
- able, fair and equitable, and said Purchaser acknowledges and confirms that the
~- Declaration of Covenants and Restrictions of the Property Owner's Association
~, has encumbered and impressed a lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under said Declaration of Coven-
ants and Restrictions, and said Purchaser assumes the obligations as to the
~ Property Owner's Association as to his condominium parcel. Purchaser confirms
that all warranties, representations, and inducements, if any, are as contained
R in the aforesaid Declaration of Condomini~ and Exhibits attached thereto, and
- the common expenses and the sums due under the Property Owner's Association and
~ other charges are estimated only. No warranty or guaranty is made or intended
- nor may one be relied upon except where the same is specifically warranted or
~` guaranteed in said Declaration of Condominium and Exhibits attached thereto.
